Before help arrives
Then call. We will take it from there.
- 1Move people, furniture and electronics out from under the leak.
- 2Turn off power to light fixtures in that ceiling.
- 3If the ceiling bulges, do not stand under it.
- 4If it is coming from upstairs, ask the neighbor to shut off their water.
What causes water to come through a ceiling?
Water comes through a ceiling from a roof leak, an ice dam in winter, a plumbing or appliance leak on the floor above, or condensation in an attic. In two-flats and apartment buildings, the source is often the unit upstairs. Restoration means stopping the source, draining and drying the ceiling cavity, and replacing what cannot be saved.

Signs of a ceiling or roof leak
Ceiling leaks rarely start with a drip. Watch for:
- A brown or yellow stain that grows after rain or snowmelt
- Bubbling paint or a sagging bulge in drywall or plaster
- Water dripping from a light fixture, smoke detector or vent
- Large icicles and ice along the roof edge in winter
- Damp insulation or dark spots on the roof deck in the attic
- A musty smell in an upper-floor room

How ceiling leak damage is repaired
The ceiling is the last place water shows up, so the work starts above it.
- 1
Find the source
Roof, flashing, ice dam, plumbing, an appliance upstairs or attic condensation. A roofer or plumber fixes the source; we deal with the damage.
- 2
Relieve trapped water
A sagging ceiling holding water is drained in a controlled way before it falls.
- 3
Check insulation and framing
Wet insulation is removed. Joists and the roof deck are checked with moisture meters.
- 4
Dry the cavity
Dehumidifiers and air movers dry the ceiling and the walls below it, with daily readings.
- 5
Repair
Damaged drywall or plaster is replaced, then primed with a stain-blocking primer and painted.

Cicero's housing creates a few very common ceiling leak patterns.
Upstairs neighbors
About 30% of Cicero's homes are two-flats and another 23% are small apartment buildings, according to the Town. A failed toilet supply line, a washing machine hose or a tub overflow upstairs ends up in the ceiling of the unit below, and often in the basement too.
Flat roofs
Many two-flats, apartment buildings and storefronts along Cermak Road and other commercial streets have flat or low-slope roofs. Ponding water, clogged drains and aging membranes let water in slowly, and the first sign is often a stain on the top-floor ceiling.
Ice dams
In Chicago-area winters, heat escaping through a poorly insulated attic melts snow on the roof. The water refreezes at the cold edge, builds an ice dam and backs up under the shingles. Large icicles along the gutters are the warning sign.
What affects the cost of ceiling leak repair
The main factors:
- Size of the wet area
- A small stain versus a whole ceiling soaked through.
- Drywall or plaster
- Plaster ceilings are heavier, dry slower and cost more to repair to match.
- Insulation
- Wet attic insulation usually has to be removed and replaced.
- How long it leaked
- Slow leaks often hide mold or rot in joists.
- Floors below
- Water that ran down walls into lower floors adds drying and repair.
- Access
- High ceilings, stairwells and occupied apartments take more setup.
Prices are not quoted online. A fair estimate comes after the damage has been measured on site.
Is ceiling leak damage covered?
- Sudden plumbing or appliance leak upstairs: usually covered. In a two-flat or condo, whose policy pays can depend on where the leak started, so notify both insurers.
- Ice dam leaks: interior damage is often covered; the roof repair may not be.
- Worn-out roof or slow leak: often excluded as maintenance.
Photograph the ceiling, the source and any damaged belongings right away.

Ceiling & Roof Leaks: common questions
Should I poke a hole in a bulging ceiling?
Only if you can do it safely: put a bucket underneath, stand to the side and make a small hole at the lowest point to let water drain. If the bulge is large or near a light fixture, stay away and call.
Can a water-stained ceiling just be painted?
Only after the leak is fixed and the ceiling is fully dry, and only with a stain-blocking primer. Painting over a wet ceiling traps moisture and the stain comes back.
The leak is from my upstairs neighbor. Who pays?
It depends on the cause and your policies. Report it to your own insurer, tell the neighbor or building owner, and document everything.
How do I prevent ice dams?
Better attic insulation and ventilation keep the roof cold so snow does not melt and refreeze. Keeping gutters clear and removing heavy snow from the roof edge also helps.
Will my ceiling get moldy?
If it dries within 24 to 48 hours, it usually will not. Wet insulation and ceilings that stay damp for days are where mold starts.
