Before help arrives
Then call. We will take it from there.
- 1Shut the water valve behind or above the appliance, or the main valve.
- 2For a gas water heater, turn the gas control to off. Smell gas? Leave and call Nicor Gas.
- 3Unplug the appliance only if you can reach the plug without touching water.
- 4Photograph the appliance, the leak point and the water.
What should I do when an appliance leaks?
Turn off the water supply to the appliance, or the main valve, and unplug it if you can do so without touching water. Then remove standing water and check under cabinets, flooring and the floor below. Appliance leaks often look small but spread under floors and into walls, so drying needs moisture readings, not just towels.

Signs of an appliance leak
Many appliance leaks are slow. Look for:
- Water pooling around the base of the water heater, or rust on the tank
- Wet floor or loose tiles in front of the dishwasher
- Warped or swollen cabinet bottoms under the sink
- A damp floor behind the refrigerator from the ice maker line
- Water on the basement floor near the washer or laundry tub
- Stains on the ceiling below a kitchen or laundry room

How appliance leak damage is dried
Appliance water is usually clean, so most materials can be dried if work starts quickly.
- 1
Stop the water
The supply is shut off and the appliance is disconnected or moved so the area underneath can be reached.
- 2
Extract
Standing water is removed from the floor, including under the appliance and into toe kicks.
- 3
Check under and below
Moisture meters check under flooring, inside cabinets, behind baseboards and in the ceiling below.
- 4
Open what traps water
Toe kicks and baseboards come off, and sometimes a small section of flooring, so air can reach the wet subfloor.
- 5
Dry and verify
Dehumidifiers and air movers run until readings are back to normal.

Call now: (708) 360-8574Where appliance leaks happen in Cicero homes
In a typical Cicero bungalow or two-flat, the water heater, washer and laundry tub are in the basement, and kitchens in each unit sit one above the other.
Water heaters in the basement
A tank water heater that fails can empty its full tank onto the basement floor, and keep refilling until the cold supply is shut off. Rust at the base or water in the drain pan are early warnings.
Laundry in the basement
Washer hoses burst and drain lines pop out of the laundry tub. Because the washer often drains into the same tub or floor drain that backs up in storms, check which one it was before assuming it is clean water.
Stacked kitchens
In two-flats and apartment buildings, a dishwasher or fridge line leak in the upper unit often shows up as a ceiling stain in the kitchen below.
What affects the cost of appliance leak cleanup
The main factors:
- How long it leaked
- A sudden burst caught in minutes is very different from a slow leak under a cabinet for weeks.
- Flooring
- Tile over subfloor, hardwood and laminate each dry, or fail, differently.
- Cabinets
- Particleboard cabinet bases swell and often need replacement.
- Floors below
- Leaks upstairs can damage ceilings and walls on every level beneath.
- Basement contents
- Water heater and washer leaks soak boxes and stored items.
- Drying time
- Usually a few days of equipment.
Prices are not quoted online. A fair estimate comes after the damage has been measured on site.
Is appliance leak damage covered?
- Sudden failure: water damage from a sudden appliance or water heater failure is usually covered.
- The appliance itself: usually not covered; that is wear and tear.
- Slow, repeated leaks: often excluded as maintenance.
Keep the failed hose, valve or part. Your adjuster may want to see it.

Appliance Leaks: common questions
My water heater is leaking. Is it dangerous?
The water is hot and the tank may be near a gas line or electrical connection. Shut off the cold water supply and the gas or power to the heater, keep away from hot water, and call a plumber to replace it.
How do I know if water got under my floor?
Loose or lifting tiles, soft spots, cupping hardwood or a stain on the ceiling below. A moisture meter confirms it.
Can swollen cabinets be dried?
Solid wood often can. Particleboard that has swollen usually stays swollen and needs replacement.
How can I prevent washer leaks?
Replace rubber washer hoses with braided steel ones every few years, and consider a leak sensor or automatic shut-off valve near the washer and water heater.
Do I need to call my insurance?
If the damage spread beyond a small area, call. Document it first and keep the failed part.
